1. Introduction

Welcome to Kodawari Residences. By making a reservation, staying at our hotels, or using our services, you agree to comply with and be bound by the following terms and conditions. Please read them carefully.

2. Reservations

2.1 Booking Confirmation

Reservations can be made via our website or through an authorised travel agent. A booking is only confirmed once you receive a confirmation email from Kodawari.

2.2 Payment Policy

For the standard rate, payment is made upon check-in. For other rates and promotions different policies may apply. We accept payment by credit/debit card or bank transfer.

2.3 Cancellation and Amendments

• Cancellation: Cancellations made more than 72 hours prior to the check-in date will incur no charge, and any deposits will be refunded. Cancellations made within 72 hours of check-in will result in the forfeiture of the full cost of the booking being charged.
• Amendments: Any amendments to your reservation are subject to availability and may incur additional charges.

2.4 No-Show Policy

Failure to arrive on the scheduled check-in date will result in the full cost of the booking being charged.

3. Check-In and Check-Out

3.1 Check-In

Check-in is from 3:00 PM. Early check-in may be available upon request, subject to availability.

3.2 Check-Out

Check-out is by 11:00 AM. Late check-out may be available upon request and may incur additional charges.

3.3 Identification

Guests are required to present valid identification (passport, ID card) upon check-in.

4. Guest Responsibilities

4.1 Conduct

Guests are expected to conduct themselves in a manner that does not disturb other guests. Kodawari reserves the right to ask any guest to leave the premises if their behaviour is deemed unacceptable.

4.2 Damage to Property

Guests will be held responsible for any damage caused to hotel property during their stay. Costs for repairs or replacements will be charged to the guest’s account.

4.3 Smoking Policy

Kodawari Residences are non-smoking hotels. Smoking is permitted in designated outdoor areas. Guests who violate this policy will be charged a cleaning fee.

4.4 Pets

Pets are not allowed at the Kodawari Residences, with the exception of service animals.

5. Hotel Services and Facilities

5.1 Breakfast

Breakfast is not available at the Kodawari Residences, but our hotels are centrally located with plenty of local options nearby. Just ask the hotel concierge for recommendations or follow the suggestions available on our website and app.

5.2 Wi-Fi

Complimentary Wi-Fi is available throughout the hotels. We cannot guarantee uninterrupted service and are not responsible for any interruptions.

6. Liability

6.1 Personal Belongings

Kodawari is not responsible for the loss, theft, or damage of guests’ personal belongings. Safes are provided in each room for the storage of valuables.

6.2 Health and Safety

Guests must adhere to all health and safety guidelines provided by the hotels. Kodawari is not liable for accidents or injuries that occur due to guest negligence.

7. Privacy Policy

We are committed to protecting your privacy. Personal data provided during the reservation process will be used solely for the purpose of your stay and will not be shared with third parties without your consent, except where required by law.

8. Governing Law

These terms and conditions are governed by and construed in accordance with the laws of Portugal.
Any disputes arising out of or in connection with these terms shall be subject to the exclusive jurisdiction of the Portuguese courts.

9. Amendments to Terms

Kodawari reserves the right to amend these terms and conditions at any time without prior notice.
